Frequently Asked Landlords Questions

1. How much rent can I expect to make if I join the scheme?

LUSU Housing offer a competitive guaranteed rent based on our inspection of your property.

2. Am I guaranteed rent if I join the scheme?

If a group of students or an individual/family choose to take a lease for your property, you are guaranteed the agreed rent in full(taking account of any specific deductions relating to repairs etc) and on time, for the duration of the lease subject to you as the property owner complying with all the stated contractual requirements.

3. Will you need to inspect my property before I join?

All properties are inspected to determine whether they are suitable for the scheme and we carry out (by arrangement) at least 4 inspections during the lease period.

4. Are the students my tenants?

No. LUSU Housing rent the property from you and sub-let it to students or student families. This allows us to offer the accommodation as ‘university managed’.

5. Will my property only be available to Lancaster University students?

No – LUSU Housing are happy to accept students from both Lancaster University and the University of Cumbria so long as they are in full time education.

6. How long are the students’ contracts?

The majority of our leases run for 44 weeks (Mid Sept -End July). This lease comes with a Summer License included so the ingoing tenants may store belongings during the summer – this means the property retains its student exemption for Council Tax during the summer period

The maximum length of contract is 50 weeks. This lease is aimed specifically at postgraduate students, couples and families and comes with an option to renew.

7. Does LUSU Housing take responsibility for repairs?

While the property owner is responsible for maintaining the fabric of the building and general refurbishment LUSU do take care of those day to day repairs that may occur during the tenancy. This service covers the cost of individual repairs up to and including £100. Our rent offers also include cover for the properties boiler, fixed electrics, plumbing and drainage. This cover also provides for an annual service and a landlords Gas Safety Certificate – these services which are included in our rent offer are worth on average over £400 per annum. LUSU Housing have access to a list of trusted contractors and aim to repair items to the highest of standards.

8. When do I receive rent?

Rent payments to owners are made termly as set out in our lease.
