General Advice for new landlords
New landlords have been warned by the government that a lack of knowledge of landlord’s responsibilities could lead to fines of up to £20,000.
While being a part-time landlord can provide extra income and an alternative pension plan, the message from Local councils is that ignorance of the laws could end up costing far more. For example, failing to check the background of potential tenants could mean missed rental payments. Not speaking to the mortgage lender before getting in tenants may break the mortgage terms and mean the owner risks losing their home.
People can avoid these and other mistakes simply by following LACORS (Local Authorities Coordinators of Regulatory Services) guidance which includes:
- Speak to your mortgage lender and get their agreement to rent out your property
- Get references from potential tenants
- Prepare a formal tenancy agreement
- If you take a deposit ensure it is properly protected in a registered scheme
- Obtain an Energy Performance Certificate before marketing your property
- Find out whether you need to licence your property
- Get all your gas and electrical appliances checked and certificated
- Minimise the risk from fire by undertaking a risk assessment of your property
- Get your property accredited with Lancaster City Council in order that you may advertise LUSU’s accredited Property Bank
